Here are 7 reasons why it’s better to work with a REALTOR®
1. They have knowledge
REALTORS® know the ins and outs of the home buying and selling process. They understand disclosure forms, inspection reports, the mortgage process, insurance policies, deeds and settlement statements. Your agent will help ensure you have all of the right information at your fingertips to make sound decisions.
2. They can offer advice
From giving you important information about the community, schools and zoning matters to answering questions about HOAs, adjacent developments and more, REALTORS® can provide you with objective information about a property. This information will help you minimize your risk and aid you in making the right choice for yourself, your family and your future.
3. They are experienced negotiators
The negotiation that takes place in a real estate transaction does not stop at just the price. There are also terms, date of possession and the inclusion or exclusion of repairs, furnishings and other items. You should be given a period of time to complete your inspections and investigations of the property before entering into an agreement to purchase the home. Your agent can both advise upon and implement these agreements.
4. They know how to market homes
Your chances of finding a buyer increase dramatically with more people seeing your listing. And placing signage and ads is only the start. The multiple listing service (MLS) is a marketing tool only available through association membership. The MLS syndicates the listing information to most consumer real estate websites such as Realtor.com, Homes.com, Zillow and others. Many prospective buyers come through the doors as a result of the REALTOR’S® contacts and referrals. Your REALTOR® can also pre-screen those wishing to view your home, so that you do not have to waste a lot of time with unqualified potential buyers.
5. They stay on top of industry changes
REALTORS® are assisting clients in many transactions every year, and stay on top of changing laws and regulations as well as market fluctuations. The average person will buy and sell homes a handful of times throughout his or her life, but REALTORS® do it every day.
6. They adhere to a code of ethics
Every member of the NATIONAL ASSOCIATION of REALTORS® makes a commitment to adhere to a strict code of ethics, which are created to protect you. This means you can expect honest and ethical treatment during your transactions. REALTORS® are also required to take a refresher course regarding this code of ethics every four years.
7. They can be there when you can’t
Trying to view houses and show your own can be extremely time-consuming. Your REALTORS® will handle your open house, if you wish to have one. They can also preview listings for you and make recommendations regarding if you should take time out to see them yourself. They are available to talk with other agents at a moment’s notice and will even ask for updates from your lender, when needed.
